My recent experience was so bad I have no plans of ever selling/buying in the future. I will say I will never use this company or certain realtors again in the future if the need arises. Please be aware you do not have to put earnest money down when buying a house (we were lied to and told we had to) and I advise you dont put down more than a dollar because if anything happens where sale falls through even at no fault to yourself or the other party you will not see the money again unless the other party signs off and trust me they won't. Having a constigency in place does not save you and you will not get your money back even if your realtor says you will, like ours lied to us about. We had a financing constigency and financing fell through we also had a constigency where buyer (us) got our earnest money back in the event financing fell through... well my realtor sent earnest money to the title company which from what we have been told from the IAR voided that option unless seller signed off... obviously seller did in the contract when she awknowleged the constigency but refuses to sign the money back to me through the title company... my opinion is that if its not legally binding don't have people put money down prior to closing because your setting people up to be ripped off... And guess who gets my earnest money? The treasure office because nobody can have it now.
